Effective May 1, 2025: Any Unit leased to tenants prior to the effective date of Article 8.16 shall be a permissible rental until the later of the date on which it was re-occupied by the Owner thereof or vacant for longer than 90 days. An Owner whose Unit ceases to be used as a rental Unit shall promptly notify the Board so the number of Units used as rentals can be maintained on a current basis.
Property owners interested in renting their unit must first request permission from the Association by completing and returning the Rental Request Form. Below is a detailed outline of our process. Each step must be completed to maintain compliance with the Association.
- Unit Owner must be and remain in good standing in all aspects with the Association to remain eligible for leasing their unit.
Unit Owner must receive written approval from the Board prior to executing a lease agreement with a suitable tenant. If the Association has reached the maximum rental occupancy under the regulations of the Lease Restrictions of the Association, Owner/Unit may be placed on a WAIT LIST until which time the restriction has been lifted or a place has become available. This will be handled in accordance to the Rental Waiting List Policy.
Copperchase Condominiums documents allow only 10% (9 units total) rentals.*
- Approval of rental requests are good for only sixty (60) days starting on the approval date shown on "Permission to Lease Unit Approved" letter. The sixty (60) day expiry applies to all new, renewed and extended rental requests. Upon expiration, the Unit Owner must resubmit a "Rental Request Form"
- Unit owner must provide signed lease agreement prior to approval expiration date
- All rental leases must be a minimum of one (1) year. Short term rentals are not allowed.
- New tenants must receive a copy of the By-laws and Declarations for Copperchase and agree to abide by the Rules and Regulations. Request a copy under the Contact section of our website.
- Please fill out and return the tenant's completed Copperchase Resident and Emergency Entry Information form and signed Acknowledgment of Receiving H.O.A. Documents form as we require signed confirmation tenant has received and agrees to adhere to the Association Rules and Regulations prior to tenant occupying unit.
- All Tenant violations will be submitted to the Landlord for immediate resolution. A copy of the violation letter will be sent to the tenant.
- If the violation has not been resolved by the date specified in the letter, the landlord will be requested to evict the tenant(s).
- Owners/landlords who do not follow these rules will be asked to either vacate their tenant or sell their property.
