Good News!

To the boards knowledge we had no frozen pipes during the wintry blast. Excellent work in keeping your faucets dripping and the pipes warm.
The new board has a new president Betsy Sayles is our President with Shelley Almgren as Vice President, Carla Dean, Treasurer, Paula Denner, Secretary and Tammera Honer Communications.

Welcome to our new owners.

We hope that you will choose to become involved with Copperchase. It is a lovely community that is friendly. If you have not yet submitted your documents from your welcome packet, please do. You may drop them off at the mail station in the black mailbox that is labeled mail etc.

Reminder!

All maintenance requests must be turned in either through PAYhoa or put in writing. If in writing, they are to be put into DUES located next to the mailboxes. Please keep in mind that if you have a personal job for Branden to do, he is to do this off HOA time/pay. This is especially important to remember as there are numerous tasks that he needs to do for community.

Legal Fees

Some owners have communicated directly with the HOA’s attorney. While we understand at times people feel we may not be addressing their specific concern, we are all, as volunteers, doing our absolute best. When anyone, including board members, speaks with our attorney’s office, the HOA (which includes ninety-three owners) ends up paying that fee. We prefer that you not call our attorney.

Random Acts of Copperchase Kindness

If you happen to notice that one of your neighbors is doing something kind for others let now so we can thank them in the newsletter. One nicety is that the Biggers put Gatorade out for the lawn crew. That is appreciated by the crew, we are sure.

Your HOA Needs You!

The annual internal audit is seeking owners who have business savvy to review our financials for 2025. Please respond to copperchaseokc@gmail.com if you are interested. We will need three people to sit and review with the HOA treasurer and bookkeeper. This is an important thing we do each year. We do internal vs external due to prohibitive cost.

Dues that are behind!

When an owner gets behind their dues it causes a burden on the rest of the owners. If an owner is behind by $1,000.00 in dues the HOA will place a lien on their property. The cost of the filing and past due fees will be added each month they are behind. If an owner becomes $5,000 in arrears, they will receive notice from the HOA that they have 7 days to respond and pay. If they do not respond they will be forwarded to the HOA Attorney and have a foreclosure filed on their property. They will also be responsible for the legal fees involved with foreclosure. We do not like doing this, however, we will if it is absolutely if necessary.
