The start of a new year and new things for Copperchase. Your new board of directors have been very busy working on making Copperchase even better than it has been. We will be working harder to make things that need to happen, happen. We also will need your help with some of the things we hope to accomplish. Our committees need to become more active within the community. We have the committees: hospitality, safety, lawn & landscaping, architectural control/maintenance. If you are interested or have some skills that can be of assistance with any of these please let the board know. Many thanks to our past president Linda Perkins. Linda served 5 years as our president through thick and thin. While doing presidential duties she assisted any committee needing assistance. Linda served on the HOA board a total of 7 years. Thank you isn’t enough for her dedication to Copperchase!
GREETINGS FROM YOUR NEW HOA PRESIDENT
Hello everyone, I'm Shelley Almgren, and I'm thrilled to be 2025’s new H.O.A. Board President. First I would like to thank Linda Perkins for her hard work and dedication to Copperchase these past seven years and I am sure she will do a fantastic job as Maintenance/Architectural Control Committee Chair. Second, I'm excited to work alongside the new board and contribute to the continued success of Copperchase Condominiums. My priorities for this year are the budget and strengthening the communication between the board and the community. And to get know everyone. Let’s have a great year!
NEW MAINTENANCE REQUEST PROCEDURE
Copperchase will be putting in place a new and improved procedure for maintenance requests. Requests for maintenance will now be made by sending an email or text to: maintenance@copperchaseokc.net Please note if your repair is HOA covered or if it is a task you wish to hire Branden, our maintenance man, to do.
INSURANCE UPDATES
Roof Claim Update
We are still waiting to hear from the adjuster about the claim. But based on the age of the roofs, which are over 12 years, we are looking at depreciation being calculated into the claim. Which means the insurance will not pay the entire replacement costs of the roofs. We will have special meetings devoted to insurance after we hear back from the adjuster. For those who have not done so yet, this is a good time to talk with your insurance agent about loss assessment.
Insurance Renewal
The renewal will be going to go up - considerably. The board talked with our insurance agent on February 13, and insurance rates are going up everywhere. We won't know how much until April what the renewal price will be.
QUARTERLY COPPERCHASE HOA OWNERS MEETING
There will be a quarterly owners meeting held on two different date: Sun., March 2 at 2:30 pm or Tues. March 4 at 6:30 pm at the Clubhouse. We will be discussing important information all owners need to be aware of. We would appreciate if you respond to the email: copperchaseokc@gmail.com as to which date will work best for you. Due to possible colder weather we feel it would be best to meet inside the clubhouse.
WINTER MAINTENANCE
Winter is a time when “irregular” maintenance tends to be the order of the day. This Winter has been no exception.
We are presently waiting for the repair of our third major water leak. The first one was Copperchase’s to pay for the repairs. Fortunately, the second was for the City to repair. The third one is up front very close to the entry gate. We are on a list because there are others more serious than ours. Branden is working to keep ice melt on that area. Please be extra careful when entering the complex.
Branden has been very busy. Here are some of the things he has been doing.
He has been trimming tree limbs away from the roof lines as well as those that have been hanging over the streets. He has taken these to the front of the community for Big Trash pick-up. Christmas lights went up and came down. He has been cleaning-out and reorganizing the storage building. He has used end pieces of lumber to create a more efficient use of the space inside the unit. He cleaned the clubhouse carpet and adjusted the cabinet doors to the kitchenette. He also mitigated the possibility of further damage to homes when it was discovered we had hail damage.
The phase 2 streetlights had to be repaired. Branden was able to replace the timer, but there were additional issues that required an electrician.

Please remember that maintenance is prioritized by urgency. If you have a project that you would like to hire Branden to do for you, please use the maintenance lines to contact him. We will contact Branden and help set a time for him to come visit with you about your request.
