Presidents Corner
We are happy to share that the roofing project at Copperchase is now complete! 10 months after the initial claim and three months of on-site work, all roofs have been replaced. Most units also received new skylights. For units with larger skylights that were still in good condition, replacements were not necessary.
Brad from Ashford Roofing LLC has done an outstanding job, and we are incredibly pleased with the results.
With the roofing work behind us, the Board and I can now turn our attention to addressing delayed maintenance projects. Branden will be focusing on two buildings per month for repairs and general preventative maintenance. We are currently evaluating the best methods for patching potholes and may try out a few different approaches to see which one works best.
If you volunteered to assist with selecting a company for sprinkler system repairs, please reach out to us at copperchaseokc@gmail.com with your contact information and availability to meet. If you are unable to attend the meeting but would like to help, feel free to send us your information as well.
We are waiting for the structural engineers reports on the foundations of the units he inspected. Once we have the reports in hand, we can begin planning the next steps.

Copperchase's Rental Policy
To ensure the December 12, 2022, amendment to the Declaration of Covenants, Conditions and Restrictions is followed, the Board has instituted a Rental Policy. Due to the cap of 9 units allowed to be a rental, a policy has been created to ensure the amendment is being adhered to.

For those owners currently renting - please fill out and return the tenant's completed Copperchase Resident and Emergency Entry Information form and signed Acknowledgment of Receiving H.O.A. Documents form as we require signed confirmation tenant has received and agrees to adhere to the Association Rules and Regulations. A copy of the current rental agreement is also required.

4th of July Social: We had about 35 attend the potluck dinner on the 4th. Many thanks to Bethany Roberts from the hospitality committee for coordinating the potluck, and Sonja Shepherd and Jan Schaff from the pool committee for decorating and cleaning up. Thanks also to Todd Honer for help with setting up. Thanks to Deanna Lowther for the BBQ pork.
Loss Assessment Insurance: Please check with your insurance agent as to what coverage you have for loss assessment. This will cover the deductible that the HOA has for the exterior insurance and may cover your deductible.
Mainteance Updates
Owner Responsibilities: Decks, fences, and gates need to be pressure washed and a protective coat. Owners repair this and pay for this themselves. Whether it is DIY or hiring help.
Large Item disposal: Options include paying Branden to dispose of, waiting for the Fall OKC Dump Day or hiring someone. DO NOT place items with tree limbs in the trailers or on driveways. The city will NOT pick them up.
Emergencies and non-emergency : Owners may contact the city of OKC for major water leaks. OKC utilities 405-297-2833; animal control 405-297-3100: OKC Police non-emergency_ 405-231-2121 or 911 for emergency police, fire, or EMSA if needed.
