House Rules
- No article will be placed on or in any of the common elements except for those articles of personal property which are the common property of all unit owners. Common areas include yards.
- No vehicle belonging to or under the control of any guest or a member of the owner’s family or a guest, tenant, lessee, or employee of a unit owner will be parked in such a manner as to impede or prevent ready access to any entrance to or exit from the project. Vehicles will be parked within designated parking areas. When entering or leaving the premises, vehicles will be operated at a speed not to exceed fifteen (15) miles per hour unless otherwise posted. Residents are expected to stop at stop signs.
- No work of any kind will be done upon the exterior of any building or upon the common elements by any unit owner without permission of the Board of Directors. Such work is the responsibility of the Association. No changes can be made in the limited common elements except with the prior written approval of the Board of Directors. Plans for any changes must first go through the Architectural Control Committee.
ASSOCIATION CONTRACTS: The Association will only honor vendor contracts that have been first submitted to and approved by the Board of Directors and executed by the designated officer of the Corporation. Homeowners may not obligate the Association in any manner without prior Board approval. - No owner, resident, or lessee will install wiring for electrical or telephone installation for any other purpose, nor will any television or radio antennae, transmitting or receiving, machines, or air conditioning units be installed in such a manner that they protrude through the walls or the roof of the improvements or otherwise visible from the ground, except as may be expressly authorized by the Board of Directors in writing.
- Owners and occupants will exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises, and in using, playing, or permitting to be used or played, musical instruments, radios, phonographs, television sets, amplifiers, and any other instruments or devices in such a manner as may disturb or tend to disturb owners or occupants of other units.
- Disposition of garbage and trash will be only by the use of the garbage disposal units.
- Cats, dogs, or other animals (hereinafter, for brevity, termed animals) will be kept in such a manner so as not to disturb other owners. If an animal becomes obnoxious to other owners, the owner or person having control of the animal will be given written notice by the Board of Directors to correct the problem, or if not corrected, the owner, upon written notice, will be required to remove the animal. An owner must receive permission in writing from the Board of Directors to keep an animal weighing more than fifteen pounds. Owners must also have Board permission to have more than one pet on the premises. Owners have the right to report obnoxious or dangerous animals to the authorities and to file a formal complaint against the pet’s owner with the authorities.
Dogs are NOT to be running loose. They are to be on leashes and under the control of their owners. Animal waste is to be cleaned up by the owner immediately. Residents are NOT to leave pet food out on their porches or decks at night. We have an ongoing problem with wild animals such as possums, raccoons, squirrels, and skunks, - Any damage to the common elements or common personal property caused by an owner or an owner’s guest or family member will be repaired by the Association, but at the expense of that owner.
- All drapes or drape linings visible from the exterior of any unit will be of a neutral, white, or off-white color.
- No garments, rugs, or any other item will be hung from the windows, roof, or any of the facades of the buildings.
- In order that the Project will not become overcrowded, the following requirements on occupancy are created. The term “single family,” as used in the By-Laws or the Declaration, will be defined to include only those persons related by marriage or consanguinity and no more than five (5) persons will occupy the units on a permanent occupancy basis. For the purpose of the paragraph, “permanent occupancy basis” will be defined as any occupancy in excess of thirty (30) days not separated by intervals of at least six (6) months.
- Owners will abide by rules and regulations governing the use of common facilities.
- A twenty-five dollar ($25.00) charge will be made for all checks returned by the bank for any reason.
- Children must be supervised when playing in the common elements.
- Residents/owners who are in arrears in dues or assessment or are in violation of any of the Association Covenants, are not allowed to use the amenities. These include, but are not limited to, the swimming pool, clubhouse, and tennis courts.
SIGNS AND BILLBOARDS
No signs or billboards will be permitted on any Unit or Common or Limited Common Element without the prior written consent of the Board of Directors.
VEHICLE PARKING AND STORAGE
No boats, trailers, trucks, campers, recreational vehicles, nor any vehicle in the process of being repaired or otherwise presently inoperable, will be stored or parked on Common or Limited Common Elements. Vehicles may not park along the curbs or in the alleyways other than to load or unload the vehicle. Whenever possible, repair people should park in regular parking spaces. Parking violations can result in towing of the vehicle at the owner’s expense. Each condominium has its own two car garage and driveway. The parking in front of each building is mainly for the use of Copperchase guests.
INTERNAL CHANGES
An owner will not make structural modifications or alterations to his or her Unit or installation located therein or to the Limited Common Elements of which he or she has beneficial use without the prior written approval of the Board of Directors or its designated Architectural Control Committee. WATER RATIONING
Oklahoma City is still under the odd-even rationing, and it is the understanding of the Association that the irrigation system at Copperchase (the sprinkler system) is included. It is also the Association’s understanding that hand watering flower beds is not covered by this ordinance. However, the use of a sprinkler and/or leaving a water hose on unattended is a violation of the Association House rules.
