A word from the Board

Please take time to go over the information that has been given to you. The documents in the manila envelopes are from the Declaration, Bylaws and House Rules. They are the most frequently needed of the HOA controlling docs and will answer most of your questions. They will also help each of us to live more courteously with our neighbors. We are all required to follow the Covenants in these documents.

When you have a Maintenance issue to report, a Question or Concern please use the 405-868-7385 number to leave a TEXT message. It is much more efficient for the ladies checking the phone to have a written message rather than a verbal one. The repair and painting of our siding has brought attention to the growth of vines on some of our buildings, fences and gates. Please remove any of these invasive plants from the exterior brick walls, siding, fences and gates of your Limited Common Elements. As homeowners of a condominium, we DO NOT own the exterior walls. We are not to allow vines to grow up the exterior walls. They can be very damaging to brick/mortar and wood as their tendrils grow into the structure.

The next meeting of the HOA is scheduled for Sunday evening, June 9th . There will be a short meeting followed by a LUAU themed time to be with neighbors and to meet new residents. For those of you who missed recent opportunities to check your personal information documents, pick up your new gate code, parking ID stickers and updated Red Book pages, you will have the chance to do that as well.

Respectfully,
Your HOA Board of Directors

Your Hospitality Committee Loves Copper Chase

The hospitality committee is here to serve. We want to help those who are healing, hurting or in need. We also want to celebrate our time together! Thank you hospitality committee members for feeding the neighbors who participated in the May 4th gathering as we got updates, learned about security and new gate codes, it was great seeing everyone as we entered the summer season.

What's next you ask? We are giving a theme to our next HOA meeting. June 9 (June 23 is our rain date) break out your Hawaiian shirts, and come enjoy the flavors of Islands! What are those flavors....pineapple, coconut... and wait for it....SPAM! Call Yvonne, 806-367-2628, if you want to enter a spam dish for this crazy competition, we need your tray by 6:00 so we can prepare to serve as people arrive! So far Phil Cook and Yvonne McKee are participating, please join us!!!

The spam dishes will be appetizer style, served by our committee as people gather and find their seats. After the meeting we will have dessert and homemade ice cream. All you have to do is bring your own drink and chairs.

The future also includes getting our flags out at 7pm, Wed June 12. We would love as many helpers as are available, our complex always looks so festive for the 4th of July! We will be picking them up Saturday July 6th, 9am for those that are free.

Remember, a good time will be had by all!!!

Pool

Pool News

Copperchase's pool is now open for 2024. Repair work on the deck is still in progress. Have a happy summer.

Quick reminders: Please check the Pool section of your House Rules. Also, we are to clean up after ourselves. Garbage in the BIG Blue trash can. Upon leaving we are to straighten pool furniture, put umbrellas down and LOCK THE POOL GATES.

Spring Maintenance Committee Update

Brandon Painting

This is turning out to be a very busy Spring for Copperchase. We have several maintenance projects going on at the same time. The fine-tuning of the sprinklers, opening of the pool for sunbathers, and the start of painting season are the “big three.”

For those of you heading over to the pool please be aware that there are still things to be done to prepare for the busy summer swimming season. The deck will be getting its usual repairs. Some of the furniture needs to have bolts tightened or replaced. Please consider purchasing water shoes for any of the children that you bring to the pool. These should not be worn out on the streets and grassy areas but should be taken over to only be worn at the pool. Just a thought for protecting their feet from splinters.

Painting started with the garage sides of units 177-187. Once those are completed, the garage sides of 107-110 and the final 2 behind units 115 and 123 will be done. An evaluation of where to go next will then be determined.

If you have a maintenance request, please TEXT the Maintenance, Questions and Concerns line. 405-868-7385. This includes requests for Branden to do something for you. Whether this is an HOA repair, or a personal owner request, please go through the maintenance line. Someone from the Maintenance Committee will get back to you. We are working to make things more efficient and less stressful. Once we all get in the habit of doing this, it will be better for all concerned.

Thanks,
Architectural Control/Maintenance Committee
